During the Wednesday, June 17, Sunbury Village Council meeting, Council members held a first reading of Ordinance 2015-18, an ordinance that would approve a 67.549-acre annexation into the Village. The property, Sunbury Golf Course, is located at 1349 Golf Course Road in Berkshire Township.
The ordinance had a first reading and remains on the table until an annexation agreement is crafted and approved. Sunbury Village Solicitor David Brehm said the annexation request would likely see three readings before an up or down vote.
The annexation may not be approved until mid-July, but that didn’t stop the development team of Joe Looby, Scott Walker and Vince Romanelli from presenting their 151 single family home plans for the site during an informal discussion during last Monday’s Village of Sunbury Planning & Zoning Commission meeting.
Looby said the first issue being worked on is connectivity between their development and nearby developments. He said the development’s main connection would be on Golf Course Road, with a secondary connection travelling through Sunbury Meadows, the Pulte Homes development.
“It makes sense for all developments to work together,” Looby said. “The architectural standards would be similar to Sunbury Mills, sidewalks on both sides of the street, but no walking trails.”
Looby said lots would be 70 feet and 80 feet wide, 140 feet deep. He said a rear setback divergence from 40 feet to 30 feet would be requested to allow for patios.
There was discussion about site topography problems, several wetlands and off-site drainage issues that would need to be resolved.
“We’re very fortunate you have two developments coming on at the same time,” Looby said. “We can take advantage of that right now. We’ve all got to work together.”
